Section 13 rent increase notices (Form 4A)
A Section 13 notice is how a landlord in England proposes a new rent on a periodic tenancy. Datestone fills in Form 4A from the tenancy on file and checks the dates before you serve it.
The dates, checked
The new rent can only start on certain days. The app works out the earliest day this notice can name, from the last change, the notice period and, for a first increase, the tenancy's start, and will not let you pick a day before it.
CPI from the ONS
If you hold rises to inflation, the CPI figure is read from the Office for National Statistics' published series, with the month it is for, so the rise you propose matches the figure you name.
Served, and recorded
The notice is the form itself as a PDF. Serve it by hand, by post, or by email where the tenancy agreement allows email. The app records how and when it was served, and tells you if an emailed notice did not arrive.
