What does a gas safety certificate cost? The landlord's yearly check
The gas safety check is a landlord's yearly job: every gas appliance and flue you provide, checked by a Gas Safe registered engineer, with a record (often called a CP12) for your tenants. HSE's 2018 average for a check in a private rented home was around £65.
What a gas safety check costs
HSE's impact assessment for the 2018 changes to the gas safety rules put the average gas safety check in a private rented home at around £65, close to what social landlords pay. The figure came from a survey and was tested and validated by the industry working group.
It is the 2018 average, and engineers set their own prices, so ask for a quote when you book.
Whose job it is, and how often
The duty is the landlord's. Each gas appliance and flue you provide must be checked at intervals of not more than 12 months, your tenants get a copy of the record within 28 days of the check, and you keep each record until there have been two further checks.

Book up to two months early and keep your date
A check done in the two months before it's due counts as done on the due date, so booking early doesn't cost you any months: the next one is still due a year after the old date.

Who can do the check

What Datestone does for you
Add the date your gas safety record says the next check is due (or the date it was done, and the checklist adds a year), and the checklist shows when it runs out. A heads-up email comes two months before, inside the window where booking early keeps your date, and a last nudge a week before, unless you chose Only urgent.
